As the design progressed, navigating the complexities of the FEMA floodplain revealed severe risks. While the vision for the local brewing hub was inspiring, the data and our professional intuition pointed to an undeniable reality: it wasn't a matter of if the river would crest, but when. Prioritizing our client’s long-term resilience over a short-term commission, we delivered the unconventional advice that the safest, most sustainable architectural solution was to halt development.
Tragically, this foresight was validated less than a year later when Hurricane Helene devastated Western North Carolina in September 2024, leaving the structure nearly destroyed. This project stands as a powerful testament to our firm's commitment to risk mitigation, climate-responsive consulting, and ethical commercial architecture. Sometimes, the most impactful design choice an architect can make is preserving a client's future by choosing not to build.
